Thank you Ros! I am changing my strategy for get a deal close. Thanks to the club I have learned so many different strategies. The way I was approaching this was sot make use of the entire buying power but using FHA you showed me is the better route.

My 1st unit has yet to sign the new lease, 2nd until is requesting paint so they can paint the until and the 3rd unit remains vacant.
